If we can’t see it we can’t give you advice. As such, it’s best to take a least a couple of pictures of a room (especially if it is large) so we can fully appreciate the space.
If you have a specific concern (e.g. artwork that you know should be packed away), take a close picture so we can pay particular attention. Don’t forget to send us images of all the rooms you want to be analyzed. Garages, closets, hallways, and stairways are included in the report for free. Our recommendations are always professional.

Nesting Effect is not intended to replace an in-person stager. Our service is primarily geared toward those homes that do not want to hire a full cost staging service. Many stagers will offer a consultation for a fee (usually between $250-400), however, their output is not as detailed and guided as ours. We provide a customized room-by-room guide on how to stage a property for sale or rent, along with suggested staging items.
Virtual staging is the process of modifying a room’s appearance by using computer software. When a buyer enters the house it will look completely different than the pictures. As a result, many buyers will not appreciate the home. Virtual staging is best suited for vacant properties. Our service will show the home in the best possible light, in real life, and not just on a computer.
A lot of preparation happens before ‘Final Staging’ is completed. We suggest homeowners start the preparation by following our high-level home preparation steps within the staging analysis. This is followed by REALTORS®, in collaboration with the homeowners, completing the final staging using our customized staging analysis report.

For those clients who have a property up for sale but it isn’t selling, we offer an unbiased evaluation of the listing.
We understand that market trends, pricing strategies, demographic shifts, and location all influence the salability of a home. We look beyond those factors.
For a low flat fee, you will receive guided feedback on how to improve the methods for presenting the home.
Our 7-point evaluation covers everything from photography, videography, staging/interior presentation, curb appeal, written content, home condition, and online presentation.
In order to provide the most valuable feedback, we suggest providing us with as much listing content as possible. This may include property links, descriptions, pictures, ads, location details, etc.
